When the Original Installer Is Gone
Commercial systems are built to run 25 years or more, but the companies that install them do not always stay around that long. Owners end up with a system that underperforms quietly, monitoring nobody checks, and a warranty they cannot get anyone to honor.
Coastal sites age faster too: salt air works on connectors and hardware, and marine layer soiling cuts production. Our coastal O&M guide covers why.
Scope Delivered
Irvine Corporate HQ: Annual O&M
A 415.9 kW rooftop and parking canopy system under a three-year Keen O&M agreement: string voltage and current testing, IR scans of combiners and inverters, inverter preventive maintenance and reporting. Keen also took over the renewable energy certificate (WREGIS) registration from the original installer and flagged a capacity discrepancy in the record.
Vista Carport: Fault Found in a Day
A 412.4 kW carport system was running on low voltage on two phases. The crew traced it from the parking-garage transformer to the outside disconnect, found a blown phase fuse and a scorched conductor, replaced the fuse and restored normal voltage on the same visit.
Dana Point Church: Arcing Strings
Inverter faults on a ballasted flat-roof system turned out to be inherited installation defects: mismatched connector brands, splices, melted and arced connectors, and string labels that did not match the field. The crew traced the actual string routing, replaced 15 to 20 damaged connectors and isolated the arcing strings.
San Clemente HOA: Strings Back to 100%
A diagnostic inspection of arrays on the community's garage roofs, with voltage, current, torque and phase-rotation testing. Failed connectors were replaced to bring underperforming strings back to full output, and an internally failed inverter was diagnosed and a warranty claim filed with the manufacturer.
How We Built It Right
Test, then touch
Every visit starts with measurements: string open-circuit voltage, current, phase voltage at the transformer. Faults get traced to the component, not guessed at, so the owner pays for the fix that is actually needed.
Document what is really there
Older systems rarely match their drawings. On the church job, the strings that were labeled as faulted were not the ones arcing. Keen documents the real field routing so the next technician is not working blind.
Paperwork is part of O&M
Warranty claims, utility metering and REC registrations are where owners quietly lose money. Keen handles them, from manufacturer RMAs to WREGIS transfers.
What This Project Proves for Your Property
If you own a commercial system that is underperforming, unmonitored or orphaned by its installer, Keen can diagnose it, repair it and keep it producing under an ongoing O&M agreement, regardless of who built it.
Keen provides O&M across Orange, San Diego, Los Angeles and Riverside Counties, including Irvine, Newport Beach, Oceanside and Carlsbad. See O&M services and our O&M cost benchmarks.
