A retail center is two solar sites in one: a flat roof over the stores and a parking field in front of them. Both can generate power, and under NEM 3.0 the value comes from consuming that power on site during operating hours, which is precisely when retail loads run.

In triple-net (NNN) retail, the landlord owns the roof while tenants pay the utility bills. That split kills more retail solar projects than any engineering problem, because the party who would invest is not the party who saves. There are workable structures for each situation, and we help you find the one that fits your leases.

Owner-Occupied Retail

The simple case: you own the building and pay the bill, so the savings and the tax benefits land in the same place. Direct purchase with the 30% ITC and MACRS usually delivers the strongest long-term return.

Landlord-Led Projects

Landlords can serve house meters and common-area loads directly, and depending on lease structure, recover system costs or sell power benefits through the lease. It is lease-by-lease work; we model the meters and the leases before proposing a structure.

$0-Upfront PPA

A solar PPA puts a third-party-owned system on the property with $0 upfront. You buy the power at a fixed escalator, typically 2-3% versus the 5-6% historical utility increases, and capital stays free for the core business.

EV Charging Makes Retail Solar Work Harder

Shoppers with EVs pick the center where they can charge. Does solar make sense for a triple-net (NNN) retail center? +
It can, but the structure matters more than the panels. In NNN retail the landlord owns the roof while tenants pay the bills, so the project has to be built around who benefits: serving landlord-paid house meters and common areas, recovering costs through the lease structure, or using a $0-upfront PPA so no one fronts capital. We review the meter layout and lease structure before proposing anything.
Is carport solar worth the extra cost for a retail property? +
Carports cost more per watt than rooftop systems because they include steel structures and foundations. They earn that premium when the roof alone cannot hold enough capacity, when shade has customer or inventory value, or when the parking field is the only buildable surface. On many retail projects the best answer is a mix: rooftop for cheap watts, carport for added capacity and shade.
What about solar for car lots and dealerships? +
Car lots are strong solar candidates: large open parking fields, daytime-heavy operations, and growing EV charging loads for electrified inventory. Solar canopies shade and protect inventory while generating power, and DC Fast charging can be built into the same electrical design. Can you add EV charging with the solar installation? +
Yes, and it is usually cheaper to do both at once. Will construction disrupt our stores or customers? +
Retail cannot close for construction, so we do not ask it to. Roof work happens above trading hours' sightlines, carport construction is phased so most of the lot stays open, and electrical tie-ins are scheduled in coordinated windows outside store hours. We plan phasing with your property manager before work starts.
